ABOUT
520 South El Camino is a complete retrofit of Westlake’s flagship nine-story, 118,000-sq. ft. headquarters building located in the heart of downtown San Mateo, CA. 520 South El Camino holds a special meaning for Westlake and was the company’s headquarters for over 35 years. The approximately $40 million project improved the structural integrity of the building through a seismic retrofit, and incorporated sustainable and energy-efficient elements as well as a variety of new amenities for the building’s tenants. The renovation included a new glass exterior, a fully renovated interior, and a rooftop patio on top of the rear ground floor extension. The remodel also included the addition of 6,379 square feet of combined indoor and outdoor space to the second and third floors of the structure. Construction commenced at the end of July of 2018 and was completed in March of 2021.
An elegant glass and stone exterior replaced 520 South El Camino’s institutional façade, offering an abundance of natural light for an enhanced the tenant experience.
Tenants are able to enjoy a new rooftop patio on top of the 1-story annex with outdoor seating, covered areas, and natural landscaping.
Transportation amenities include electric vehicle parking areas, charge stations, and covered bike parking to complement the proximity to CalTrain and several SamTrans bus lines.
Tenants have access to showers, shared conference spaces, and ample green space on the street level.
520 South El Camino is a short walk from downtown San Mateo and directly adjacent to San Mateo Central Park, a 16-acre green space with one of the finest Japanese gardens in California.
Parking and Transit
Two level parking deck adjacent to the building. Lower level is for the exclusive use of tenants and the upper level is available to the public for an hourly rate. A SAMTrans bus stop is conveniently located near to the surface parking lot and the Caltrain station is a short four-block walk away.
