Here's how technology has enhanced our performance and enabled us to stay closer to the properties we manage by using our server as our filing cabinet:

  • Imaging Technology – Our secure network eliminates lost or misplaced files. And because the server retains all versions of a document, we know who has viewed or changed it.

    Our invoicing process, for example, applies both imaging and digital footprint technology. We scan invoices and route them electronically to all managers. Each approval required must be electronically recorded before we cut a check.
    It is no longer necessary to search physical files for copies of documents. With document images integrated into the payment process, we can generate copies of invoices while simultaneously processing common area maintenance (CAM) and other pass-through charges.

  • Electronic Banking – Westlake leads the industry in adopting new banking technology. For example, our tenants can pay rent through an automated clearing house (ACH). In mid-2006, we implemented "desktop banking," which enables property managers to deposit checks without ever leaving their desks―reducing float and providing faster access to cleared funds.

  • Online Work Order System – Our efficient, web-based process enables tenants to track the progress of work orders quickly and easily.
  • Automatic Common Area Maintenance (CAM) Processing- Pass thru charges are automatically computed so owners are assured there is no money left on the table and tenants are certain their common area charges are accurate.  Now more than ever, tenants may be paying closer scrutiny to CAM charges or seeking claims to assert against their landlords based upon alleged overcharging -especially if they want to renegotiate rent.
