  • Advertising & marketing
  • Tenant application and leasing
  • Compliance with all federal, state and local laws & ordinances pertaining to landlord/tenant law
  • Timely collection and deposit of rent
  • Timely payment of invoices
  • Timely response to tenant service calls
  • Compliance with all federal, state, and local laws pertaining to Fair Housing and tenant income certification related to government regulatory agreements
  • Timely rehabilitation of all vacant units
  • Routine, preventive maintenance by uniformed personnel
  • Scheduled property inspections
  • Monitoring vendor performance and quality of service
  • Bid solicitation and management of contracts for all property-specific, routine maintenance, including: cleaning, turnover, repairs,  unit upgrades, security, landscaping, contract vendors, and trash removal
  • Communication of all significant issues to property owners
  • Prompt production and distribution of monthly reporting to owner, regulatory agencies and lenders
